Daniel Jorge Oliveira
Daniel Jorge is a Florida-licensed contractor, developer, and construction executive with over 25 years of experience in residential, commercial, and mixed-use development across the state.
He began working under his father, José Oliveira, founder of the family's construction operations, and has since built a vertically integrated platform spanning development, engineering, permitting, and construction management.
Daniel created the Property for Equity program out of a conviction that property owners — especially those who have held land for years — deserve more than a discounted purchase offer. The partnership model gives owners a seat at the table in what their land becomes.

Feasibility, not relationships, determines whether we proceed. If a direct sale produces a better documented outcome than a partnership structure, we say so — clearly, on the first call. Our track record is built on honest assessments, not volume.
Since 1998
Our History
River Business Corp was founded in January 1998 by José Oliveira — a civil engineer who had previously built and operated a 200-employee timber and infrastructure company in the Amazon region of Brazil before relocating to the United States in 1997. José brought with him a construction operations background built in one of the world's most logistically demanding environments, and applied it to Florida's rapidly growing real estate market.
Over the following decades, River Business Corp expanded from residential construction into commercial development, multifamily, mixed-use, and eventually the Land for Equity partnership program — a structured model designed specifically to address the gap between raw land pricing and full development value in the $500K–$20M Florida market.
Daniel Jorge Oliveira, José's son, took over Florida development operations, building the vertically integrated platform that today includes Apice Engineering & Architecture, Macedo Metalwork, Crown Studio, and Florida Professional Contractors — all operating under River Business Corp's development umbrella.
Today, River Business Corp has delivered an extensive project portfolio and deployed substantial capital across all 67 Florida counties, with a primary focus on the Central Florida and greater Orlando markets.

Under the leadership of Daniel Jorge Oliveira, the company expanded into Florida real estate development with a vertically integrated model that keeps engineering, construction, and design in-house.
Over an extensive project portfolio with substantial capital deployed across Florida, the company developed its Land for Equity partnership program specifically to address a structural gap in the market: land in our target value range is too small for institutional developers and too valuable for commodity pricing.

Engineering & Permitting
Apice Engineering & Architecture
Apice is the in-house engineering and architecture firm behind every Property for Equity project. It handles the full technical scope that typically requires three or four outside vendors: civil engineering, site planning, structural design, architectural drawings, environmental review, zoning strategy, and municipal permitting.
Because Apice operates inside the development platform — not as an external consultant — owners avoid the layered markups and scheduling delays common in third-party coordination. Feasibility studies, entitlement packages, and permit sets are delivered on operator timelines, not consultant timelines.

Construction Management & Advisory
Daniel Jorge Management (DJM)
Daniel Jorge Management LLC is the construction management and advisory company that oversees project execution, vendor governance, and capital coordination across every active Property for Equity deal. DJM is the command layer between the owner's interests, the development entity, and the field execution team.
DJM's mandate is simple: protect the structure, keep execution on schedule, and give the landowner a single accountable point of contact throughout the build. Cost control, GMP compliance, milestone reporting, lender coordination, and investor relations all report into DJM.
